Operations

The Jamestowne Village HOA establishes an annual, per property assessment fee to fund the day-to-day operations of the neighborhood. This annual, or regular, assessment is budgeted for things like utilities for the common areas (electricity, water, and sewer), routine landscaping of the common areas, monthly evaluation and regular care of our two ponds, property tax (common areas), insurance, accounting, and legal services if needed, community website, office supplies, and management service.

Reserve Projects

The JTV Board of Directors strives to protect, maintain, and enhance the existing assets of the Jamestowne Village HOA. If there is a budget shortfall, unforeseen repairs, or deferred maintenance that reserves cannot cover, the board will request approval from homeowners to levy a one-time special assessment.

Transfer of Property

Ask your closing attorney to notify JTV HOA about the transfer of ownership by completing this form, Request for Homeowners Dues Information.

1/1/2024: Currently, Jamestowne Village is at capacity for rental units. 15% of our neighborhood is non-owner-occupied and used for rentals. There is a waitlist for current resident-owners, and anyone else buying into JTV must maintain that they are not renting out the home at full capacity.

To find out what fees are due at closing, it is the responsibility of the closing attorney to request an HOA statement before the closing date.

Any Jamestowne Village Homeowners Association balance belonging to the seller must be paid at or before closing. The JTV HOA also charges a fee when a property is transferred from one owner to another.

The JTV HOA transfer fee is 1/4 of 1% of the selling price.

If the closing attorney neglects to request an HOA statement, the entire amount due to JTV HOA, including anything owed by the seller, becomes the responsibility of the new buyer.

  1. The January 1 – December 31, 2024, Annual Assessment for JTV HOA is: $421.00
  2. 2023: $401.00 Annual Assessment for JTV HOA is:
  3. 2022: $382.20 Annual Assessment. There was no Special Assessment.
  4. 2021: $364.00 Annual Assessment. There was no Special Assessment.
  5. 2020: $347.00 Annual Assessment. There was no Special Assessment.
  6. The JTV HOA transfer fee is 1/4 of 1% of the selling price.

We will provide to the seller and/or closing attorney:

  1. Confirmation of seller(s)’ paid annual JTV HOA Assessment.
  2. Help resolve non-payment of assessments or fees that may have resulted in a lien against the property.
  3. Copy of Covenants and Restrictions.

We ask that seller and/or closing attorney:

  1. Collect dues and fees owed, made payable to the Jamestowne Village HOA.
  2. Provide buyer(s) with a copy of the Covenants and Restrictions.
  3. Provide the HOA updated contact information for new owners: phone and email addresses- for disseminating neighborhood information only (no spam).
