Operations

The Jamestowne Village HOA establishes an annual, per property assessment fee to fund the day-to-day operations of the neighborhood. This annual, or regular, assessment is budgeted for things like utilities for the common areas (electricity, water, and sewer), routine landscaping of the common areas, monthly evaluation and regular care of our two ponds, property tax (common areas), insurance, accounting, and legal services if needed, community website, office supplies, and management service.

Reserve Projects

The JTV Board of Directors strives to protect, maintain, and enhance the existing assets of the Jamestowne Village HOA. If there is a budget shortfall, unforeseen repairs, or deferred maintenance that reserves cannot cover, the board will request approval from homeowners to levy a one-time special assessment.

Board of Directors

The Jamestowne Village Homeowners Association (the HOA) is a legal entity that operates within state statutes and is governed by a board of volunteers elected on a staggered basis by JTV homeowners. The Board is responsible for the care of common areas and financial responsibilities of the HOA and for maintaining a harmonious view of the neighborhood and protecting property values. The HOA Board:

  • Manages routine care of common areas and considers and plans for periodic repairs and upgrades.
  • Sets the annual assessment at an amount not more than five percent (5%) above the maximum assessment for the previous year (without a vote of all JTV homeowners).
  • Recommends and executes requests for special assessment when needed for repairs or projects not covered by the annual assessment.
  • Sets due dates for the annual assessment and any special assessments. Currently, homeowners are assessed a yearly fee in December, due by January 31st of the new year.

The HOA Board also works within the confines of Covenants and Restrictions to discourage owners and residents from allowing their homes to deteriorate. Specifically, the HOA Board:

  • Appoints three (3) or more members to comprise an Architectural Control Committee (ACC). The ACC reviews homeowners’ requests for improvement projects to make sure they comply with the HOA’s design standards.
  • Notifies homeowners when they fall out of compliance with the HOA’s Declaration of Covenants, Conditions, and Restrictions (Covenants and Restrictions).
  • Works with homeowners to come up with options to resolve issues.
  • When timely solutions are not identified and implemented, files liens against homeowners’ properties to encourage problem resolution.

At board meetings, board members review operations, oversee the manager’s work, develop options to resolve disputes, and plan for the future. Homeowners are encouraged to attend all meetings to ensure that their dues are being put to good use and so that their voices are heard.
